Metal re-roofing · Cost guide

How much does a metal re-roof cost in the Waikato?

If you've already decided on a new steel roof, here's what moves the price, what typical Waikato homes come in at, and what should be in the number you're given.

Short answer: most Waikato homes cost between $18,000 and $40,000 to re-roof in new COLORSTEEL MAXAM® long-run, or roughly $110–$220 per square metre of roof. A single-storey home replacing old iron sits at the lower end. Two-storey homes, steep roofs and tile-to-steel jobs sit at the top. Commercial and industrial buildings run from $100,000 to $450,000. Your exact price comes from a free measure, itemised line by line.

These are guide ranges for jobs we've priced recently. Roof area is the area of the roof itself, which is bigger than your floor area once you add eaves and pitch.

Coastal sites: travel

Homes near the coast, such as Raglan, Kawhia or the Hauraki and Coromandel coast, use the same COLORSTEEL MAXAM® steel as inland homes, so the material price doesn't change. What does change is travel, because the crew and materials go further. We charge travel at the standard business kilometre rate set by Inland Revenue, currently $1.30 per km for a diesel vehicle (2025–26 rates), for each trip there and back. Your quote shows the kilometres.

Commercial and industrial roofs

Factories, warehouses, shops and farm buildings usually cost between $100,000 and $450,000 to re-roof. Price depends on roof area, height and access, whether the building stays in use while we work, and the safety gear and lifting equipment the site needs. These jobs are always measured and quoted on site. See commercial roofing.

What changes the price

1. Roof size and pitch

Steel is priced by the square metre, so size is the biggest factor. A steeper roof has more surface area than a flat one over the same floor, and it takes longer to work on safely.

2. Storeys and access

Two-storey homes need scaffolding or edge protection on every side, and a tight section or a long carry from the truck adds labour. Both show up as their own lines in a good quote.

3. What's coming off

Old iron comes off quickly. Concrete or clay tiles are about ten times heavier, so stripping and taking them away takes longer and costs more to dump. Going from tiles to steel can also change the timber the new sheets fix to, which Corey checks at the measure.

4. Profile

Corrugate and trapezoidal rib are close in price. The right one depends on your pitch and the look of the house, not the budget. See choosing your metal roof for how they compare.

5. Steel

Every CTR re-roof uses COLORSTEEL MAXAM®, which replaced Endura® and Maxx®. One product covers inland and coastal Waikato homes, so there's no grade to pay extra for. More in our COLORSTEEL® guide.

6. Chimneys, skylights and flues

Every penetration needs its own flashing work. A plain gable roof is the cheapest shape to re-roof; hips, valleys, dormers and chimneys all add time.

7. Spouting and downpipes

Many people replace spouting at the same time, because the crew and gear are already there. It's priced as its own line so you can decide. See spouting and downpipes.

8. The timber underneath

Nobody can see every batten until the old roof is off. Before you sign any quote, ask how replacement timber is handled and priced, so there are no surprises on day two.

What's included in a CTR re-roof price

  • Your old roof stripped and taken away. No pile left on the lawn.
  • New COLORSTEEL® long-run, rolled to length so there are no joins down the slope.
  • Ridge, barge and apron flashings folded to fit, with screws rated for your area.
  • Corey's own crew on every job. No subbies.
  • Your home closed in and watertight before we pack up each day.
  • Magnet sweep, tidy-up and a walk-around with you at the end.
  • Our 10-year workmanship warranty in writing, plus the COLORSTEEL® material warranty.

Ways to keep the cost sensible

  • Do spouting at the same time if it's near the end of its life. You avoid paying for a second setup later.
  • Settle colour and profile at the measure. Corey brings real samples, so your quote is final and doesn't change later.
  • Compare like with like. A cheaper quote that leaves out strip-off, flashings or scaffolding isn't cheaper.

Why we measure before we price

A price over the phone or from an aerial photo is a guess, and guesses get topped up later. Corey comes out, gets up on the roof, measures it and looks at what's coming off. You get an itemised written quote with your start date, and there's no obligation.

Re-roof cost questions

Is the measure and quote really free?

Yes. Corey measures your roof and gives you an itemised written quote at no cost and with no obligation.

Does a two-storey house cost more to re-roof?

Usually, yes. It needs scaffolding or edge protection all round and more time moving materials up and down. That cost is shown as its own line.

Is replacing tiles with steel more expensive than replacing iron?

Usually. Tiles take longer to strip and cost more to dispose of, and the timber they sit on may need changing for steel. The upside is a much lighter roof on your house frame.

Does a coastal re-roof need more expensive steel?

No. COLORSTEEL MAXAM® replaced Endura® and Maxx®, and CTR uses it on every job, inland or near the coast. A coastal job only adds travel.

Do you charge for travel?

For coastal and out-of-the-way sites, yes. Travel is charged at Inland Revenue's business kilometre rate, currently $1.30 per km for a diesel vehicle, for each trip there and back. The kilometres are shown on your quote.

How much does a commercial re-roof cost?

Most commercial and industrial re-roofs in the Waikato cost between $100,000 and $450,000, depending on size, height, access and whether the building stays open during the work.

How long does a re-roof take?

Most homes take one to two weeks, depending on size and weather. You get a start date with your quote and a realistic finish date up front.
