Commercial metal roofing and re‑roofing.
CTR Roofing has been roofing in the Waikato since 2010, and doing commercial and rural work since 2017: warehouses, industrial buildings, shops, new apartments and farm buildings. We work with property owners, facility managers, builders, architects and developers, on new roofs and on replacing old ones.
Send plans, photos or the building address. We'll come back to you.

What we roof
Buildings we work on across the Waikato
Most commercial work is longrun steel on a low-pitched roof, but every building has its own details: skylights, plant on the roof, box gutters and long runs.
Warehouses and industrial
Large, low-pitched roofs with long sheet runs, roof lights and plant. Re-roofs and new builds.
Shops and commercial buildings
Retail, offices and mixed-use buildings, where the work has to fit around the people using them.
New apartments
Roofs for new apartment and multi-unit builds, quoted from the building plans.
Farm and rural buildings
Sheds, barns and farm buildings, on new builds and re-roofs.
Rural roofingMetal cladding and re-cladding
Steel wall cladding on new buildings, and replacing tired cladding on existing ones.
Gutters and downpipes
Spouting, downpipes and internal gutters, as part of the roof job or on their own.

A commercial re‑roof, before and after
The old roof was weathered and covered in lichen. The new one is light grey longrun steel on the same low-pitched roof, with its skylights and rooftop units in place.

New commercial builds
Roofing and cladding on new steel-framed buildings, with edge protection up before the roof goes on.

Planning a commercial re-roof
What to plan for before you get quotes
A commercial roof is a bigger job than a house, with more details to get right. These are the things that shape the price, the programme and what a good quote should cover.
Typical range for a commercial or industrial re-roof in the Waikato. Roof area, height and access, what's coming off (including any asbestos), roof lights and plant, and gutters move the price. See what a re-roof costs.
Low pitch and long runs
Trapezoidal rib suits low commercial roofs and can go down to about 3°, depending on rib height. Standard corrugate needs at least 8°. Sheets are rolled to the length of the roof, and long runs move as the steel heats and cools. Runs over 20 m fixed to timber or hot-rolled steel need an allowance for expansion.
30 m sheet, 60°C swing = about 22 mm of movementRoof lights, plant and penetrations
Every skylight, vent, heat pump stand and pipe through the roof needs its own flashing. Agree up front who disconnects and reconnects rooftop plant and solar, and whether old roof lights are being replaced.
Box and internal gutters
Commercial roofs often drain to box or internal gutters, and that's where many leaks start. Make sure the quote says whether the gutters and their overflows are being replaced or kept. See gutters and downpipes.
Asbestos in older buildings
Workplace buildings built before 1 January 2000 must have an asbestos management plan. Older fibre-cement roofing can contain asbestos. Removing more than 10 m² of non-friable asbestos needs a licensed removalist and WorkSafe notification, so get the roof tested before you price the job.
Consent and licences
Replacing roof cladding like for like usually doesn't need a building consent. Changing the material or structure can. Roofing on a commercial building isn't restricted building work, so the law doesn't require an LBP, but our installers hold LBP Roofing licences anyway, and we supply a Record of Work on every consented job.
Keeping the building running
Tell your roofer your trading hours, delivery times, which areas can be closed and when, and where a crane or scaffold can go. A re-roof can be planned in stages around them, with the roof made weathertight as each stage goes.

How much does a commercial re-roof cost?
Most commercial and industrial re-roofs in the Waikato cost between $100,000 and $450,000. The roof's area, height and access, what's coming off (including any asbestos), roof lights, rooftop plant and gutters all move the price. For a new build, we quote from your plans. See the re-roof cost guide.
Can the building stay open during a re-roof?
Often, yes. A commercial re-roof can be done in stages, with each section made weathertight before the next is opened up. Tell us your trading hours, deliveries and any areas that must stay open when you ask for a quote, so the programme can be planned around them.
Does a commercial re-roof need a building consent?
Replacing roof cladding like for like usually doesn't. Changing the material, the structure or adding new roof lights can, so check with your council if the job goes beyond a straight swap. Commercial roofing isn't restricted building work, but our installers hold LBP Roofing licences, and we supply a Record of Work on every consented job.
What if the old roof contains asbestos?
Workplace buildings built before 1 January 2000 must have an asbestos management plan, so check it before you get quotes. Removing more than 10 m² of non-friable asbestos must be done by a licensed removalist, who notifies WorkSafe first. Have the roof tested if you're not sure.
Which roof profile suits a commercial building?
Usually trapezoidal rib. It suits low pitches, down to about 3° depending on rib height, and long spans. Long runs need an allowance for expansion, because a 30 m sheet can move about 22 mm between a cold night and a hot day.
What steel do you use?
COLORSTEEL MAXAM® on every job. Its warranty depends on the site's distance from the sea. Inland Waikato sites get the longest: up to 50 years against corrosion. More in COLORSTEEL roofs explained.
Do you quote new commercial builds and apartments?
Yes. We quote straight from the building plans, and builders and developers are welcome. The start date is set to fit your build programme once the quote is accepted.
