Re-roofing FAQs · The re-roof process

Do I need Hamilton City Council consent to re-roof?

Usually not, if it's like-for-like. Under the building consent exemptions, you can replace a roof without consent when the new roof is comparable to the old one and goes in the same position. Old corrugated iron replaced with new steel in a similar profile is the typical example.

When you may need consent

  • The job changes the roof's structure, pitch or shape.
  • You're changing to a different type of roof, such as concrete tiles to steel. Check with the council or your roofer before you start.
  • The old roof failed well before the end of its expected life.

Exempt work is the homeowner's responsibility, and Hamilton City Council doesn't keep records of it, so keep your invoice and warranties with your house papers. If your job falls just outside the exemption, you can apply to the council for a discretionary exemption through Build Waikato.

Does a re-roof without consent still have to meet the Building Code?

Yes. Exempt work doesn't need consent, but it still has to meet the Building Code.
